Rapid remodelling to create art and fashion studios and a photography suite with the addition of a mezzanine floor.

Project

This scheme involved structurally changing the old sports centre to create a performing arts studio with a mezzanine floor. We divided up rooms with unusually high 8-9 metre ceilings to create useable learning spaces. Extensive internal piling was required to support the new steel framed mezzanine floor.

We stripped out the building, upgraded the M&E, altered the building envelope to create new window and door openings, installed new windows, and built one internal and one external fire escape staircase.

Additional works were applied to the contract to refurbish a further ground floor at The University, which we managed to complete within the short 18 week period.

This phase was conducted simultaneously as another job on the same site by the same site manager, saving costs for the customer.

Solutions

An extensive amount of contracted and additional work was completed within 18 weeks, which meant trades had to be sequenced in a military fashion with most craftsmen working evenings and weekends.

Internally drilling 45 piles into the ground to support the mezzanine floor consumed a lot of the programme as did the addition of work to refurbish an entire floor.

The lift steelwork was redesigned, adding a 4 week lead in time to the already bulging programme. Efficient working meant we were able to overcome this.

Attaching the spiral staircase to the externals of the building was challenging, so we took it apart and installed it in sections.
