Development of 7 industrial units

THE PROJECT

The proposed works comprise the design and construction of 4 no. New buildings containing 7no. Class B2/B8 industrial style units. The proposed development seeks to cover approximately 3,300 sqm. Part mezzanine floors are to be provided within the warehouse areas as part of the works. The units are to generally to shell construction with minimal fitout as described within these documents.


The industrial units are all steel frame, composite roofing and composite wall panels. During the erection of the steel frame, a steal signing ceremony was completed where the client and the design team came to site to discuss how the project was going, and everyone on the project signed their name on a piece of steel, which was installed onto the roof of the structure.


At the end of the project there will be a handover to the developer, so it can be rented out to individual businesses. Also currently in discussions for some fit out on any tenants which will get on board before the project is completed.

CHALLENGES & SOLUTIONS


  • Proximity of Neighbours
    Regular updates with letters and Facebook page to keep neighbours informed. Also a choice of construction methods were put in place to minimise noise and vibration impact such as continue flight auger piling.
  • Achieving compliant fire boundaries
    Our site manager worked closely with the client team, building control and for the designers to understand fully, to extend of notional boundaries and to ensure a compliant building is achieved, working through various solutions to find the best value solution.
  • Tenancy of new units
    When working with the client it was important to ensure they can have safe access to each unit should they need to bring potential tenants for a site visit.
  • Utilities
    Due to new entrances being formed from the highway, our site manager assisted in liaising with different utility companies to find solutions for utility diversions, and the best new routes for new incoming supplies.
