Sub-division of a large retail warehouse to form two new retail units

THE PROJECT

The existing 3,600m2 building was stripped from existing finishes. The refurbishment included fire-rated separation walls and mechanical and electrical infrastructure works to satisfy ALDI and Home Bargains stores.

The roof and envelope of the building was re-clad and insulation upgraded to satisfy current legislation and fire regulations.

All works were completed within a tight 13 week programme.

The works also included installation of a covered steel framed walkway and entrance canopy/ lobby along with provision of new statutory supplies and a fire-rated partition to divide the space.

A large external works package was undertaken to raise the levels of the car park which covered an overall area of 10,835m2 along with retaining walls and work to enable the provision of a new high voltage electricity supply.

CHALLENGES & SOLUTIONS

Project challenges included satisfying two separate multi national retailers and allowing early occupation of areas of the building to allow the stores' fit-out to commence. Long lead items were procured during the mobilisation period to ensure design development and procurement of materials did not create a risk to the completion date.

The project was in close proximity to the main trainline to Temple Meads. The site logistics and pre construction Risk Assessments and Method Statements were carefully considered to ensure that any constraints this may have caused were overcome.

Both stores opened with no disruption to trade. Beard management were retained on site after completion to carry out the handover process to the retailers fit-out teams, ensuring their works could be carried out as efficiently as possible.
